In fact, due to circumstances far beyond anyone's control, he actually sold it twice with a combined time on the market of about 10 days total. The pictures were excellent. His descriptive write up was on point, as the saying goes, and he did a fantastic job of handling it when the original buyers were unable to make it to closing. He is immediately communicative (I might have waited almost 15 minutes once for a reply to a text message) and offers sound insight and advice. I have absolutely no complaints to offer and would work with him again in an instant.
Its a big deal. So of course, we thought we were signing a contract with the best. After all, the logo said, "waterfront specialist". Six months passed, contract expired, no sale. We decided we would try again the following spring. We noticed a neighbor down the street had listed there home-we made note of the realtors name and number. My husband gave her a call and she came out to our home. Very friendly and extremely educated on Calvert County real estate. She came right to the point....numbers don't lie. She quickly gathered comps and met back with us in a week's time. In the mean time, our neighbor down the street got an offer. A contract--and so quickly! Why had our house sat on the market for so long the year before?! Main reason, we were way overpriced! Moving on, we had now found a realtor who knew the area, knew the people, and knew the numbers. We listed our house with Vicky Horsmon and never looked back. She answered every email, every text and took every phone call. Even while on vacation. We received a contract in 4 months. you may think 4 months is a long time--but there was a lot of waterfront competition. You would think that after you received a signed contract it would be smooth sailing. It was anything but. Short and simple, our buyer had some down payment issues. We had to extend the contract settlement date. Where most people settle in a month to 45 days- our settlement went a little over the four month period. And there were plenty of bumps in the road along the way. Our realtor-our Vicky-stayed calm and professional through it all. She kept us informed and she was the glue that held things together when we felt it was all falling apart. Just like the song-she works hard for the money.
